EVI alterations: Phase 1 occupation works.

The limited first phase budget for occupation by Promo limits works to the ground floor at the north end of the building. (left as you enter)
The proposal is to limit works to that which is necessary to make the building adequate for need and health and safety but limiting work to minimum disruption to the listed fabric and locating alterations within areas of the 20C alterations.

New toilets:
Updating the wholly inadequate and poor toilet provision and including a disabled toilet off the circulation area is a main priority. The toilets running along the north end of the hall are of 20c construction and are poor. The disabled wc off the hall is usable but in an unsatisfactory location.

The drainage serving the building is run alongside the snooker room and along the rear of the hall. The proposal is to make a new drain connection to new toilets in the location shown to the front of the building between the cafe and meeting room which concentrates the plumbing and drainage work to a limited area.

By blocking up two doors in the modern partition between rooms and making three new doors again in the modern partition, new male and female toilets can be provided. The layout will not compromise the existing front elevation window . The internal face of the glass will need to be changed to obscure (etched)

A updated and more convenient disabled wc can be provided in the existing toilets to the rear of the hall with access of the main corridor.

Existing snooker room:
This is a newer 20C part of the building built in utilitarian brickwork with concrete floors and roof; ( good acoustic properties)

This area is ideal for the proposed noisy activities being heavy dense fabric with no windows opening onto the street or adjacent property.

This is the area where I suggest the music rehearsal rooms and recording/video editing suit are sited. This will require new partitions with high acoustic separation either in block work or in acoustic stud. This will require no demolition to the existing walls and the layout will avoid any alterations to windows.

Kitchen facility:
The proposal is to bring the kitchen down to the ground floor to be sited in the first room on the left (’open learning’). This will involve a waste connection through into the toilets/ drain but the remaiinng work will be largely fittings and not building alteration.

Other works:

Floors: the corridor carpets need to be improved adding a lighter and more colorful surface. I propose squares of color set in the grey back ground.

Electrical safety:

Works will be limited to making sure the existing installation is safe.

Heating:
Works will be limited to making sure the existing installation is working properly and that controls give good economy. Thermostatic radiator valves should be installed where necessary (many rads already have this)
